Our comprehensive range of services, combined with our highly competitive pricing, make us stand out among other management companies.

We charge a flat 12% of the rent received. We do not charge while the property is vacant; nor do we charge any leasing, advertising, or tenant finder’s fees. On average, this results in significant cost savings compared to other companies that charge such extra fees.

To offer you even more convenience and value, we also provide a monthly technology fee of $8.00 and a legal services fee of $7.50 per month, which are explained further in this book. We are proud to be the only company offering this unique program in our area.

As part of the setup process, there is a one-time origination fee of $350.00 which covers all your online account links, property condition reports with photos, document amenities with serial/model numbers and more.

Step 4: Maintain Your Property

Among the many aspects of great property management, one stands out as perhaps the most important: maintaining your property.
At intervals of 6 months, we carry out home inspections. A copy of the inspection report, complete with photos, is issued to the owner.
The purpose behind these inspections is two-fold: firstly, to proactively identify maintenance issues that need fixing before they snowball into expensive repairs; and secondly, to confirm compliance with tenant-required maintenance standards.

ERA American offers a legal pool service program that provides ongoing legal services for clients who are on American's management program, at a low cost.

This reduces liability risks in the property rental business, while also offering legal advocacy and guidance from a property management attorney. Owners also benefit from having their property manager equipped with all necessary legal tools and forms.

Additionally, this program discourages tenants from taking advantage of owners through the legal system.
LEGAL SERVICES PROGRAM
Our legal services program offers services designed to support landlords in managing their rental properties; preparation/review of legal forms such as lease agreements; and more!

  • Unlimited telephone consultations and advice for property managers.

  • Problem intervention with tenants.

  • Correspondence for actionable items (such as demand payment, compliance, etc.)

  • Owner action against tenant for owed money.

  • Representation in court appearances and trials resulting from plaintiff action against a tenant; as well as mediations and negotiations of tenant disputes.

  • Defense representation of tenant's "Motion to Determine Rent" & "Motion to Withhold Rent".

  • Prosecution or defense of security deposit claims or dispute issue.

  • Payment of court costs by ERA American for eviction for non-payment of rent only.
